Listing Optimization

Listings that earn the click before the guest reads the price.

Search ranking is a game of details — hero image, headline, description structure, review velocity, amenity completeness. We tune all of it for every platform, then A/B test until your listing outperforms the market around it.

Why listing quality compounds

The best property in Miami Beach loses to the better listing.

Airbnb and Vrbo don't rank by how nice your property is. They rank by how guests respond to what they can see — hero image, headline, review score, response time, and price in search. A better listing at the same property can generate 30–40% more revenue, with the same rates.

Every listing we manage runs through a structured optimization program: photography standards, hero image A/B testing, keyword-tuned copy, structured descriptions, amenity completeness audit, and platform-specific tuning. It's the highest-leverage work in the entire operation.

  • +38% average click-through rate lift
  • Quarterly hero image A/B tests
  • Annual photography refresh included
  • Platform-specific tuning for every channel

A/B testing

Two headlines. One winner. Real numbers.

Every headline variant runs against the current winner for a 30-day window. The losing variant is retired. Click a headline below to see how it performed.

Winner · Variant A

Ocean-view 2BR · 90 sec to South Beach · Superhost

Click-through rate 6.4%
Booking conversion 9.1%
Revenue lift vs. B +18%
Revenue lift vs. C +27%

Why it won: The winning headline hits three things guests actually search for — a specific view claim, a specific proximity claim (90 seconds, not "near"), and the Superhost trust signal. The retired variants were more abstract: "charming," "beachside," "walk to" are all vaguer than numbers and view descriptions.

Photography

Every photo taken the same way. For a reason.

Professional photoshoot included at onboarding, refreshed annually, and re-shot whenever the property changes materially. Same standards for every property, no exceptions.

01

Hero image

Wide-angle, daylight, styled. The single image that determines whether a guest clicks — chosen from a set of 8–12 candidates.

02

Bedroom set

Every bedroom in natural light, with linens freshly pressed. Pillow arrangement matters — guests notice.

03

Kitchen & living

Styled counters, no clutter, staged with one or two subtle props — not overdone. Guests want to see themselves there.

04

Bathrooms

Bathrooms are where cheap listings get caught. Fresh towels stacked, no toiletries visible, mirror clean, lighting tuned.

05

Exterior & view

Building exterior, pool, balcony, view. These shots set expectations and filter out guests who want something else.

06

Neighborhood

Beach access, closest restaurant, transit stop — a small set that answers "what's around?" before the guest asks.

30–60 Photos per property in the master set
18–22 Photos published per listing
48h Turnaround from shoot to delivery

Copywriting

Guests scan. They don't read. We write for scanning.

The average guest spends 40 seconds on a listing page before deciding to save it or move on. In that 40 seconds, we need to answer five questions: What is it? Where is it? Who is it for? What makes it worth the rate? What's included?

Every description we write is structured into short, scannable sections with specific, concrete claims — not adjectives. "90 seconds to the beach" beats "close to the beach" every time. And it always converts better.

  • 01
    Specific over generic

"4-minute walk to Lincoln Road" instead of "close to everything." Numbers outperform adjectives by a wide margin.

  • 02
    Scannable structure

Short paragraphs, bolded key facts, bullet sections. The guest should absorb the whole thing in a 40-second scan.

  • 03
    Keyword-tuned, human-written

We hit the specific search terms guests use without sounding stuffed. Read aloud, it should sound like a person.

  • 04
Answer the "why this one" question

Every listing has one differentiator. We lead with it in the first line, not the middle of paragraph three.

  • 05
    Honest, always

No overclaiming. Nothing in the description that the guest won't find true on arrival. Mismatched expectations become bad reviews.

Amenity audit

Missing amenities cost bookings you never see.

Airbnb, Vrbo, and Booking.com all filter guests by amenity. A missing tag means the guest never sees the listing in the first place. We audit amenity completeness quarterly and flag every gap.

Amenity completeness directly affects search visibility. A listing missing 3 of the top-10 amenities guests filter by can drop out of first-page results entirely for those searches.

Platform-specific tuning

Every platform ranks differently. We optimize for each.

Airbnb, Vrbo, and Booking.com don't share ranking algorithms, guest demographics, or content formats. A single "master listing" copy-pasted across all three underperforms everywhere.

Airbnb Primary channel

Ranking weighted toward response speed and review velocity.

  • Hero image A/B tested quarterly
  • Under-5-minute response time (ranking factor)
  • Instant Book tuned per listing
  • Superhost status maintained
  • Review velocity kept high with steady bookings
CTR 6.4%
Conversion 9.1%
Vrbo Family & longer-stay

Ranking favors complete properties and family-friendly features.

  • Description structured for longer-stay guests
  • Whole-home focus, no shared-space ambiguity
  • Family amenity completeness prioritized
  • Minimum-stay tuning for weekly and monthly
  • Review responses tuned to Vrbo's guest demographic
CTR 5.8%
Conversion 8.7%
Booking.com International & short-stay

Ranking rewards flexible cancellation and instant confirmation.

  • Cancellation policy tuned for international guests
  • Content localized for English and Spanish bookings
  • Instant confirmation enabled (ranking factor)
  • Rate parity maintained across channels
  • Review responses tuned for European guest expectations

Owner story

What changes when the listing does the work.

★★★★★

“I had the same property for four years with the same photos. Coastal Haven re-shot it, A/B tested the hero image, and my click-through rate went from 3.1% to 5.9% in six weeks. Same property, same nightly rate.”

Natalie R. Owner · 2BR condo in South Beach
★★★★★

“The A/B testing surprised me the most. I was sure 'charming' and 'cozy' were what guests wanted — turns out specific numbers and view claims convert twice as well. I never would've caught that on my own.”

Michael K. Owner · Studio in Mid-Beach
★★★★★

“My old listing was missing six amenity tags. I had no idea guests were filtering by half of them. Adding them alone moved me from page three to page one for 'Miami Beach condo with parking.'”

Isabella M. Owner · 3BR home in Surfside
★★★★★

“The platform-specific tuning was the part I didn't understand until Coastal Haven explained it. My Airbnb copy was completely wrong for Vrbo guests. They write each one differently, and both channels picked up.”

David L. Owner · 2BR condo in Bal Harbour

Listing optimization FAQ

Questions specific to listing work.

Everything owners ask about photography, copy, and A/B testing. For general questions, see the main FAQ page.

Full FAQ
Is the photography really included?

Yes. Initial photography is included at onboarding — 30 to 60 photos per property, delivered in 48 hours, formatted for every major platform. Annual refreshes are also included, and we re-shoot whenever the property changes materially (renovation, new furniture, seasonal updates).

What does A/B testing actually look like?

We run variant headlines or hero images against the current winner for a defined window — usually 30 days, with a minimum of 10,000 impressions. Platform algorithms randomize the split. The winner becomes the new baseline; the loser is retired. Everything is documented in your dashboard.

Do you write the listing copy or do I?

We write it. Every listing gets custom copy — not a template — built around your property's specific differentiator, location, and target guest. You review it before it goes live and can request changes at any time.

What's an amenity audit?

Every platform filters guests by amenity. If you're missing the "free parking" tag but have parking, guests searching for parking won't see your listing. We audit all amenity categories quarterly and add newly-available tags as platforms update their lists.

Why do you write different copy for each platform?

Because the guests are different. Airbnb guests skew younger and shorter-stay. Vrbo guests skew families and longer-stay. Booking.com guests skew international. The listing that converts on one platform doesn't always convert on another — so we don't reuse copy.

How often do you refresh the listing content?

Photos get refreshed annually and re-shot after major changes. Headlines are A/B tested quarterly. Descriptions are reviewed quarterly and updated seasonally. Amenity audits run quarterly. The listing is never static.

Can I keep my current photos if I like them?

Sometimes. If your existing photos meet our standards (professional lighting, correct aspect ratio, no visible clutter), we'll keep them and refresh only what needs updating. Most properties need at least a partial re-shoot — the hero image standards are strict because they matter the most.

What if my property doesn't have strong visual appeal?

Every property has something. The optimization process is about finding the strongest angle — the view, the light, the layout, the location — and leading with it. When a property is genuinely difficult to stage, we'll tell you honestly what design changes would help and what they'd cost.
