Why we built this differently
The typical management model marks up maintenance 15–25%. That creates a quiet incentive to let things break more often, and to charge the owner for the fix. We think that’s wrong, and we built our maintenance operation to eliminate the incentive entirely.
Our in-house handyman handles roughly 60% of tickets. For specialized work — HVAC, plumbing, electrical, pool — we dispatch vetted local contractors at their direct invoice rate, with no markup on parts or labor. You pay what we pay, plus nothing.

Vendor network
Every contractor in our network has been through a background check, insurance verification, and a paid trial job before they touch a managed property. We don’t use marketplace apps, and we don’t use whoever answers the phone first.
Every vendor carries active liability insurance and workers’ comp. We verify annually.
New vendors complete a paid trial on one property before joining the network.
Standard repairs have agreed rates. No verbal estimates, no surprise invoices.
Every vendor is scored on response time, fix rate, and guest feedback. Underperformers are removed.

Full FAQCorrect. Parts, labor, and contractor invoices are passed through to you at cost — no markup, no handling fee, no "administrative" line item. Our only revenue is the management fee on bookings.
You can. If you have a plumber, electrician, or handyman you trust, we'll coordinate with them instead of dispatching one of ours. We only ask that they be insured and background-checked for guest-access purposes.
On the Signature plan, we pre-authorize up to $500 per incident without asking. On Elite, up to $1,000. Above those thresholds, we always contact you first — even for urgent issues, we'll present options with cost estimates.
Anything that makes the property uninhabitable or unsafe for the guest: no AC in summer, no hot water, lock failure, active leak, power outage in the unit, or toilet backup. These get a 2-hour dispatch, 24/7.
Yes. Our 24/7 dispatch line is staffed by Miami Beach employees, not outsourced. If an emergency happens while you're away, we handle it end-to-end and notify you with the resolution, not just the problem.
Every in-house technician and every vendor in our network has been background-checked and carries active liability insurance plus workers' comp. We re-verify insurance annually and re-screen every two years.
We document with photos and a written report, then file a claim through the platform's damage protection or your insurance. Guest-caused damage is billed to the guest, not to you. Our maintenance invoices only cover normal wear and tear.
Yes. Your owner dashboard has a maintenance tab with every ticket, invoice, and resolution. Monthly statements itemize all maintenance line-by-line with the original vendor invoice attached as a PDF.
